QUALITY REAL ESTATE REPRESENTATIVE DOESN’T COST - IT PAYS!
Colorado Springs Builders generally work on a
"one price" policy, which means that you pay the same for the
home whether or not you have a Realtor represent you. However, they
do ask that your agent accompany you on your first visit to their
models. This is in part to avoid having their own sales rep
(who represents the builder's interests, not yours) that is
manning the model home, get their hopes up that they may be making more
on the sale than they actually will be. Some builders have even gone so
far as to pay the on site sales staff the same whether or not the buyer
has an agent, to avoid any possible conflicts.
We've been representing buyers with new
construction needs since 1992. New construction typically accounts for
10 - 20 % of our business. The appeal of brand new carpet, windows, and
paint can be irresistible!
When we represent you in a new home purchase,
we help you with floor plan selection, lot selection, add on options,
and in maximizing your choices for resale purposes. Many builders offer
financing and marketing incentives if you use their lenders, and we also
assist you with that process, including helping to evaluate competing
lending proposals.
We can usually help you negotiate other issues
as well, such as getting the builder to allow you a contingency, or
getting approval of a financing scenario that gives you time to get your
house sold. And we can usually save you money on the sale of your
existing home when you buy from us. Sometimes we can even help save
you money on the purchase and get more from the Builder than you could
by walking into the Builders office on your own.
What does it cost you? NOTHING! The
Builder pays the Realtor compensation to help market their homes.
It's a win-win situation!
